Luxury Scottish Hotel Transformed into Family Home: The Story of Blackaddie House (2026)

A historic Scottish hotel, Blackaddie House, is set to be transformed into a family home, offering a unique opportunity for new owners. This four-star establishment, nestled in the south of Scotland, boasts a rich history dating back to 1540 when it was constructed as the rectory for St Bride's Church. The property has been a hotel for approximately 60 years, but now it's time for a change.

The main building, along with several other structures, was recently listed for sale with Fine & Country Scotland, attracting interest with a price tag of over £950,000. The sale includes the main hotel building, while the surrounding cottages and the owner's bungalow are also expected to be put on the market in the future. This decision reflects the owners' desire to retire, having spent a significant amount of time and money upgrading the facilities during their tenure.

Harriet Simpson, a senior property consultant with Fine & Country Scotland, shared insights into the new owners' plans. She revealed that the main hotel building will be acquired by a family who intend to reside there, bringing back the original purpose of the house as a family home. The separate cottages and the converted barn (owner's bungalow) may also become available, but this remains uncertain.

The property's prime location is a significant draw, situated near the River Nith, renowned for its fishing opportunities. Additionally, the nearby mainline railway station provides excellent connectivity, while the road network is equally impressive, making Glasgow and Dumfries easily accessible from this idyllic spot.
